Llandudno... Despite Dying Hotel Industry In The Town The Council Reject Conversion Of Failing Hotel!
This is awful, hotels are struggling and going into liquidation in the town, and here the owners cannot make a living on 6 bedrooms, despite this the out of touch planning department reject the planning application for the family to turn the building into a home! Shocking. A GUEST HOUSE in Llandudno which has seen a "decline in bookings" will not be converted into a house, after an application was rejected by the council.Lakelands Guest House, on Lloyd Street, had applied for a change of use, or business closure, which would allow the site to be converted into a five-bedroom house.
Owned by Gillian Evans and her husband since November 2021, the costs of running the business since then have “escalated”, with the business "not profitable for this to be their collective main source of income”.The six-bedroom guesthouse “brought only a minimum wage once the outgoings are deducted”, causing Mr Evans to find additional employment in the town to boost the couple’s earning.
The couple had sought the closure of the business due to a decline in bookings and their health and wellbeing.
Despite support for the proposal from Llandudno Town Council, the plans have now been rejected by Conwy County Borough Council's planning committee.This is due to the guest house falling within Llandudno's Holiday Accommodation Zone, and any closure resulting in a reduced holiday accommodation service.The council said the refusal of plans to convert Lakelands were to "safeguard an appropriate level of serviced accommodation for tourism".
The local authority's Case Officer Report stated: "The application site falls within the Holiday Accommodation Zone as designated by the Conwy Local Development Plan.
"In order to safeguard an appropriate level of serviced accommodation for tourism, Policy TOU/3 does not permit proposals for the redevelopment or conversion of existing serviced accommodation to other uses within the holiday accommodation zone.
"The use of the property as a residential dwelling would result in the loss of serviced holiday accommodation, contrary to Policy TOU/3 of the Conwy Local Development Plan 2013."The couple had sought to continue to live at the property following its conversion.
